Expert Guide to Spring Plumbing Maintenance

You may already be aware that your heating and cooling equipment needs seasonal HVAC (Heating, Ventilation, Air Conditioning) maintenance, but did you know that you also should have an expert perform your annual plumbing maintenance? While you should definitely call immediately for plumbing problems and plan your plumbing maintenance every year, here are a couple ways you can get your home in ideal plumbing shape for spring.

  • Inspect for leaks

Look at your home’s faucets and toilets for any leaks. Make sure there isn’t any water dripping out of or around the connections when you turn off your faucets. If there is, replacing the fixtures or repairing the leak could help better the faucet’s performance and may even save you money on your water bill.

In addition to faucets, scan any exposed pipes for indications of leaks. You can usually find visible pipes below sinks and down in the basement. In extreme weather pipes can freeze and crack, so springtime is great to make sure the winter weather didn’t damage anything that could cause plumbing problems.

  •       Give your drains some long overdue love
Examine your toilet for any fractures or leaks in both the bowl and tank. If everything seems to be in good working order, go ahead and put about six drops of food color into the tank. Wait for about 35 minutes and then look at the bowl. If the water in the bowl is uncolored, you’re good to go. If the food coloring appears in the bowl, you possibly have a leak and will want to call a plumbing expert.
  •       Don’t forget your water heater maintenance
If a stench seems to be coming from any of the drains in your home, it might be an indication that plumbing maintenance is required. A properly functioning drain shouldn’t release smells into the air. Check to make sure there are strains inserted in all your drains to prevent hair and other waste from spoiling in the pipes and clogging them up. Once you’ve treated them with a common drain cleaner, pour eight pints of water into drains that are not used often. This will fill the trap and help to prevent odors from seeping in and smelling up your home.

Your water heater takes great care of you so ensure you’re returning the kindness. Keep in mind that newer water heaters have a higher efficiency, so if yours is more than 15 years old, it is probably about time to invest in a new one in order to ensure you don’t have that unpredicted burst of cold water for several days. Whether or not you plan on replacing your water heater, there are a few things you can do to help keep it working properly.

Check the temperature setting on the water heater and make sure it’s not higher than 120°F. This will help decrease your energy usage (and help decrease your bills) while also preventing scalding. For safety sake, you will want to remove any items from around the water heater.
