Expert Guide to Spring Plumbing Maintenance

You may already know that your heating and cooling equipment needs annual HVAC (Heating, Ventilation, Air Conditioning) maintenance, but did you know that you also should have an expert perform your annual plumbing maintenance? While you should definitely call immediately for plumbing problems and plan your plumbing maintenance annually, here are a couple ways to get your home in ideal plumbing shape for spring.

  • Inspect for leaks

Look at your home’s faucets and toilets for any leaks. When you turn off your faucets check around the connections for water dripping out; if there is, replacing the fixtures or repairing the leak could help enhance the faucet’s function and may even save you money on your water bill.

Once you’ve checked the faucets, scan any exposed pipes for signs of leaks. You can usually access visible pipes below sinks and down in the basement. In extreme weather pipes can freeze and crack, so springtime is great to make sure the winter weather didn’t damage anything that could cause plumbing problems.

  •       Give your drains some long overdue love
Examine your toilet for any cracks or leaks in both the bowl and tank. If everything seems to be in good working order, go ahead and add about six drops of food color into the tank. Wait for about 35 minutes and then check the bowl. If the water in the bowl is uncolored, you’re in the clear. If the dye appears in the bowl, you possibly have a leak and will want to call a plumbing expert.
  •       Remember your water heater maintenance
If a stench seems to be coming from any of the drains in your home, it might be an indication that plumbing maintenance is required. A properly working drain shouldn’t release odors into the air. Confirm there are strains inserted in all your drains to prevent hair and other debris from spoiling in the pipes and clogging them up. After you’ve treated with a common drain cleaner, pour eight pints of water down drains that are not used regularly. This will fill the trap and help to avoid odors from coming in and smelling up your home.

Your water heater takes good care of you so ensure you’re returning the kindness. Keep in mind that newer water heaters are going to be more energy efficient, so if yours is older than 15 years, it is probably about time to start looking into a new one to help make sure you don’t have that unpredicted burst of cold water for several days. Regardless if you plan on replacing your water heater, there are some things you can do to help keep it working properly.

Check the temperature setting on the water heater and make sure it’s not higher than 120°F. This will help decrease your energy usage (and help lower your bills) while also preventing scalding. As a safety precaution, you will want to relocate any objects from around the water heater.
